Step-By-Step Home Construction

Published: June 28, 2011

Managing your first home construction does not have to be a frustrating and mammoth task. By following these steps, you can ensure that your home construction will run smoothly and you will soon be the happy owner of your dream house!

Find The Right Area

Find the right place for your house. Are you familiar with the various neighbourhoods in your town? Which ones are close to schools? And how far are you willing to be away from the grocery store? What about crime? Do you know which areas are the safest? If you should one day plan to re-sell your house, will the area increase the worth of your house? These are the kinds of questions you need to ask yourself when looking for the ideal plot for your house.

Once you have found the proper place, you need to sort out all your finances and make sure that you have been pre-approved for any lending. Only then will you know exactly how much you can spend.

Find A Good Architect

Next you need to hire a skilful and experienced architect. Make sure you know exactly what will be included and what not in the architect’s fee.

You also need to make sure that you and your architect can clearly communicate with each other. This is not the time for small miscommunications or misunderstandings.

After the architect has given you the final plans and you are satisfied, start getting all the necessary building permits.

Hire A Contractor

Besides the architect, the most important person in making your dream house a reality is the building contractor. Do lots of research when trying to find the suitable company and make sure you get many valid references.

After you have selected a builder, you need to meet with him or her to establish time schedules. You will also need to talk about pricing. Once again – as with the architect, make sure you know exactly what is included and what not in order to avoid a bad surprise at the end!

Stay Updated

You cannot merely give your builder the plans and only pop in once everything is finished. If you are unhappy with something at the end, the workers will have to work extra hours for which you might have to end up paying for and the relationship between you and the contractor will be negatively affected. Regular (but not too often!) check-ins with the contractor and quick inspections of the site can safe you a lot of trouble. Make sure you are on time with all payments.

It is clear that managing your home construction does not have to be difficult. In just a few steps the project will be well on its way. Now you can start dreaming about the interior decorations!
